If you are reading this webpage, then most likely you have received a notification from your City or County requiring you to perform a Forty Year Inspection of your property within a given amount of time. Here at G. Batista and Associates we have performed hundreds of these inspections and know that the first thing on your mind is the expense required to not only perform this inspection, but to perform any repairs that would be required.

Many inspectors want to "cover themselves" by requiring certain items to be repaired that are not necessarily required by the Inspection such as plumbing, site work, and air conditioning. We will only mention items that are SPECIFICALLY required by the 40 Year Recertification, provide you a list (if there are items that are to be repaired)...we will then perform a follow-up inspection and provide you a "100% clean bill of health" so that you can then get your certification without any problems from the City or the County.

Why do 40 Year Recertifications exist? Most people, whe they receive a notice from the city advising them that a 40 year recertificaiton is in order for their property, react with disdain due to the additional potential costs to be incurred. Although it is true that there is an additional cost, the fact remains that these 40 year recertificaions are at the heart of a state-mandated program to ensure public safety. Many buildings undergo numerous changes throughout the years many of which are performed without permits and pose a serious hazard. Other buildings are just old and contain hidden risks that may otherise go unnoticed until it is too late. Through this policy, an engineer is certifying and taking responsibility for the safety of the property.
